The spine provides daylight on both sides of the unit as well as cross ventilation. It provides niches for people to interact with each other. The structures design allows for modularity both horizontally and vertically. A unit can be replaced with retail or other some other need in the area. This could be beneficial in crowded urban environments with existing conditions. Vertical modularity allows different building heights as well as integration of parking, community spaces and courtyards.
